How often do fire extinguishers need to be inspected in New Zealand?
Under NZS 4503 and the Building Act 2004, fire extinguishers in commercial buildings must be professionally inspected at least every 12 months. This inspection forms part of your Building Warrant of Fitness (BWOF) requirements. What type of smoke alarm does New Zealand law require in rental properties?
Under the Residential Tenancies (Smoke Alarms and Insulation) Regulations 2016, all rental properties in New Zealand must have working smoke alarms in every bedroom, every living area, every hallway, and on every level of the home. Fire and Emergency New Zealand (FENZ) strongly recommends long-life photoelectric smoke alarms as they are more responsive to smouldering fires and produce fewer false alarms from cooking. A Building Warrant of Fitness (BWOF) is a publicly displayed document confirming that the life-safety systems in a commercial building have been inspected, maintained, and are operating correctly. Under the Building Act 2004, building owners are legally required to obtain a BWOF annually for any building with specified systems (fire alarms, sprinklers, fire extinguishers, emergency lighting, etc.). What fire extinguisher do I need for my business?
The type and number of fire extinguishers required depends on the nature of your business and the fire risks present. Generally: ABE Dry Powder extinguishers are the most versatile and suit most environments. Wet Chemical extinguishers are mandatory for commercial kitchens (Class F fires). CO2 extinguishers are ideal for server rooms and areas with sensitive electrical equipment. How do I know when my fire extinguisher needs replacing?
